Report

The 3 part Home Inspection report is issued immediately on site at the conclusion of the service. The report, in the form of a hard backed binder contains:- specific data, summary of the major concerns, maintenance recommendations and safety hints.

This document can be used, if necessary as a negotiating tool in the property transaction.

A detailed Pest Inspection report, if commissioned, is issued subsequent to the site visit normally within 24 - 48 hours

Site

It is encouraged and advised that Clients make themselves available for the home inspection in order that information may be imparted on the location and operation of the on site services, equipment and appliances, discuss any concerns arising as well as taking advantage of my 40 years of design and remodeling experience, or questions they may have.

The home inspection will typically be of 3 hours duration in which around 500 points are observed and checked on the following elements:- Structure, Electrics, Heating, Plumbing, Interior, Exterior, Roof, Crawlspaces etc.

The lowest to the highest visible parts of the property are included. It sometimes occurs that due to the building’s age and complexity the length of the inspection may exceed the norm, but fees are not increased accordingly. It may be necessary to recommend that additional professionals be consulted on specialist subjects, ie, laboratory testing etc., at the clients expense.
